PSA: I wasted $400 on new windows before I figured out my real problem was 2 inches of missing flashing
Six years I lived with water coming in over the dining room window every spring. Figured the windows were junk, they were original to the 1979 build. Got 3 bids, cheapest was $400 more than I wanted to pay, and I almost signed.
Then my roofer buddy came by for a beer and pointed at the trim above the window. The drip cap was missing. No flashing at all, just caulk somebody smeared on back in 2003. Two inches of metal, that was the whole problem.
$60 in materials and one Saturday on a ladder instead of a full window swap. Caulk hides the problem for a season, flashing actually fixes it.
Anyone else get talked into a big replacement job when the real fix was small? What tipped you off?
