Passed over a $19k Victorian in Pomeroy because of the roof, and then I did the math
There was a 1901 Victorian listed in Pomeroy, Washington for $19,000 last spring. I walked away because the roof was shot and I figured a new one meant $30,000 or more. A contractor finally gave me a real number last week: $14,800 for tear-off and metal, and that was the high bid. Meanwhile I had already put $6,200 into a newer place with no character, plus $1,100 on a plumber for a slab leak. The old house was priced like that because everyone else made the same guess I did. Next time I see a bad roof on a cheap old house, I will call for a quote before I call it a dealbreaker. What numbers have you all gotten for a full roof on a house this size?
