Drove 90 minutes to look at a $19,000 farmhouse near Athens and the foundation guy there was the honest one
I figured every inspector would just scare me off so I could lowball, but the guy I hired in Athens actually walked me through what was fixable on this 1911 place and what was not. The sagging porch on the north side turned out to be two rotted posts, not a frame issue, and he quoted $1,400 to fix it instead of the $9,000 I was braced for. Now I keep wondering if I got lucky with this one guy or if most foundation folks are straight with you. Has anyone else had an inspector talk them out of a house or into one?
