A realtor in Toledo told me to skip the inspection to win the bid, and I can't stop thinking about it
I was at an open house on a 1920s foursquare near the Old West End last month and a realtor there, not even mine, told a young couple to waive the inspection if they really wanted the place. She said it like it was normal advice. The house had a $89,000 price tag and visible water stains on the ceiling of the upstairs hall. I wanted to tap the couple on the shoulder so bad. I get that the market is rough and people feel like they have to compete, but telling a first time buyer to skip the one thing that tells you if the foundation is shot is nuts. I bought my own place in 2018 and the inspection found knob and tube wiring that would have cost me $6,000 to fix. If I had skipped it, I would have been buried. Has anyone here ever walked away from a house because the seller refused an inspection, or did you go through with it anyway?
My buddy Dave put an offer on a duplex off Dorr Street back in 2021 and the seller flat out said no inspections. He went ahead anyway because he was tired of losing bids. First hard rain, water came pouring through the kitchen light fixture and the whole back wall turned out to be rotted out. Cost him $14,000 and six weeks of living with his in laws. He still says that was the dumbest check he ever wrote.
