TIL my roof leak was way worse than I thought after a cash out refi inspection
Last month I started a cash out refi on my duplex in Portland and the appraisal flagged a small stain in the attic. Turned out the previous owner patched a leak with caulk instead of replacing the flashing, so now I'm staring at a $2,800 repair bill before I even see the refi money. Anyone else have a surprise pop up during their refi process that threw off the timeline?

$2,800 for a flashing fix? That's wild. I thought you were gonna say like $800 max. Portland prices are something else.

Oh man, that's a classic Portland surprise. It's funny how these little hidden problems always seem to pop up right when you're trying to do something straightforward with your money. I've noticed it's like that with a lot of things in life, not just houses. You think you're just getting a simple oil change, and then they tell you your timing belt is about to go. Or you plan a quick trip to the hardware store for one thing, and you end up spending an afternoon fixing a loose pipe you spotted. It's like the universe has a way of making you pay attention to the stuff you've been ignoring, just when you thought you had everything figured out. Hopefully the refi money covers the flashing and then some.
