Showerthought: sitting in the parking lot at my credit union on 5th made me finally get how a cash out refi actually works
I was at the credit union on 5th Street two weeks ago waiting for my wife to finish up inside, just bored in the truck, and I grabbed one of those free pamphlets off the counter about home equity. I had been thinking about a cash out refi for like a year but kept putting it off because honestly I didn't get the difference between that and a regular HELOC. The lady at the desk, Dana, sat with me for maybe 15 minutes and walked me through it with a napkin and a pen. She drew our house, drew the new loan on top of the old one, and showed how the $68,000 we'd pay off plus the $22,000 we wanted for the kitchen would all just roll into one payment. What got me was when she said closing costs get baked in too, so you're not writing a check out of pocket. I walked out of there actually understanding the thing instead of nodding along. Did anybody else learn this stuff from a random pamphlet or a patient banker, or did you figure it out the hard way?
