Finally got approved for a $95k cash out refi on my Portland duplex last Tuesday
I spent the whole day running around to three different lenders before one finally gave me the green light at 6.8%. The appraiser spent an hour measuring every closet and even asked about my plumbing. Anyone else have an appraiser get weirdly specific about random things?

Man, that's wild about the appraiser eyeballing your plumbing. In my experience, those folks get hung up on the weirdest details because they're basically looking for any excuse to justify their number or knock the value down a bit. Your mileage may vary, but it seems like the whole process is just one big game of chance where you're hoping for a fair shake.

Used to think appraisers were totally by the book, you know? Like they just looked at square footage and comps and that was that. Then my mom's house got appraised and the guy spent 20 minutes measuring the kitchen countertops. Literally counted the tiles. Dropped the value by four grand because some grout was cracked. Completely changed how I see the whole thing.
