Vent: property tax reassessment caught me off guard, our town hall numbers were way off

So I got that dreaded letter from the town assessor last Tuesday. They revalued our place in Keene, NH and the new number came in 38% higher than what we paid back in 2016. I almost choked on my coffee. I know prices went up everywhere, but 38% just for the land and the old farmhouse we've been slowly fixing up? That's a big jump for a house with a roof that still needs replacing. Anyway, I sat down with the tax card at town hall, and it turns out they had our square footage wrong by about 400 feet, and they listed a detached garage we literally tore down in 2019 because it was falling over. Nobody told me I could appeal, so now I'm gathering comps from the last 6 months of similar sales in Cheshire County. I'm not saying the whole system is rigged, but it sure feels like they just punch in numbers and hope nobody checks. Has anyone else fought a reassessment around here? How long did the process take, and is it worth hiring an appraiser or just doing the paperwork yourself?
