Rant: our HOA fine for brown grass was my fault, sort of
We moved to Smyrna last summer and the lawn looked fine until August. I followed the sprinkler schedule the builder gave us, 10 minutes per zone, every other day. Turns out that was way too little water for the clay soil here, so the front yard went crispy and beige. Got a $75 notice from the HOA and a snotty email from the board president. I learned to do the screwdriver test in a few spots before trusting any handout. Has anyone else gotten burned by builder advice that made no sense for their specific lot?

The screwdriver test is the real MVP here. Builder handouts are just generic junk, they don't know your lot. I got burned same way with a native plant list that was totally wrong for my shady backyard. Brown grass notice sucks, but now you know. HOAs are gonna HOA, just stab the ground more next time.
