$450 for a pest inspection sounds pretty steep unless they were doing a full termite scope with the thermal camera and everything. Packrat nests are obvious though, even I can spot those from across a yard. Most pest guys I've dealt with will at least tell you where the rats are traveling and what kind of droppings you're dealing with... that's the stuff that actually matters for sealing up entry points.

So did they actually give you a specific timeline for when they found the packrat nests and the droppings? I had a guy tell me he saw "fresh sign" in my attic but couldn't say if it was from last night or last month. That's the kind of detail that makes or breaks a $450 report. If they just pointed at a nest and said "yep, rats live here" I'd be asking for my money back. What exactly did you get for that price? A typed paper with photos or just a phone call?

Dig into the report they gave you. Did they mark the exact spots on a diagram or just circle a whole section of attic? My guy handed me a typed paper with photos and a map showing each nest location. He even wrote "active within 2-3 days" on one photo based on droppings color. Said dark and moist means fresh, crumbly and dry means old. That kind of detail makes the price worth it. Without that, you're paying for a guess not a plan.
